    Village of Bluesten Park

    A 45 unit rental community is to replace a trailer park.
    Bluesten Developers LLC, a group led by Elias Benaim, is proposing the Village of Bluesten Park, a 45-unit development at 215 Southeast Fifth Street. Benaim said he expects to break ground in the second quarter of this year.

    The development would be built on 1.25 acres now occupied by the Gulfstream Trailer Park. Residents of about 22 trailers are in the process of vacating the site. Property records show Bluesten Developers paid nearly $1.9 million for the land in 2016. It owns 17 trailers in the park.

    I wonder when Ari Muchniks park in front of the Gulfstream is moving?? Last I heard he wanted $100m for the piece…

    Preserve On The Bay

    Transamerican bought the building, currently occupied by the Brazilian Steakhouse Area Code 55, for $13.4 million.
    The buy also includes the adjacent 16395 Biscayne Boulevard.

    The 8,569-square-foot building, constructed in 2000, sits on a large, roughly 93,000-square-foot lot. The seller, managed by Enrique Puig, paid $8.3 million for both sites in 2005. Just to the east you have the Harbour project by the 13th floor and Key International. To the south, Deans Gold, owned by CK Prive that is becoming mixed use.

    I only wonder if the electric station behind the churrascaria is going away or staying??

    Amrit-oceanfront condo development relaunched after ten years of delay!

    The Creative Choice Group project in Singer Island features a 100,000-square-foot space that’ll house an outdoor spa and wellness amenities, including an oceanfront restaurant, meditation garden, indoor and outdoor yoga studios, and a private beach club with cabanas, water sports, and lounge chairs.

    The development is comprised of two towers, Tower P (Peace) and Tower H (Happiness), totaling 351 units (hotel and residences). Also offered will be a “personalized roadmap” to wellness with 24/7 support in the form of a “Personal Wellness Assistant.”

    The wellness concept is in collaboration with ESPA and the Himalayan Institute. It’s based on “the five pillars,” which is comprised of nutrition, fitness, mindfulness, sleep, and relaxation. An example used in the press release was the ability to contact your “mindful expert” in the middle of the night after experiencing an anxiety attack.

    Residences are priced from $700,000 to over $4 million. They range in size from 1,460 and 2,525 sqft, with penthouses maxing out at 3,350 square feet. The latter features rooftop terraces, summer kitchens, and hot tubs.

    The architect is S&E Architects, with Bilkey Llinas Design leading the interiors.

    Sawyer’s Landing in Overtown

    My third blog on this lot is finally materializing!

    Developer Swerdlow Group wants to build a $130 million mixed-use project called Sawyer’s Landing in Overtown.

    In total, the project would include 860,000 square feet of space, mostly value retail. There would also be 115 workforce housing units sold as condos.

    Swerdlow says that there are executed Letters of Intent to occupy 71% of the space, including a fitness club, pet store, retail and entertainment. The parking garage would be operated by the Miami Parking Authority.

    Robin Bosco Architects and Planners (Fifth & Alton, Dadeland Station) is the architect, along with Kobi Karp.
