The city of Miami Gardens got incorporated May 13, 2003. It used to be called North Dade-Norwood or Norland and basically gathered up the city's neighborhoods of Andover, Bunche Park, Carol City, Lake Lucerne, Norland, Opa-locka North, and Scott Lake were previously unincorporated by the county of Miami-Dade. Population, as of 2013, is 111,378. Miami Gardens is the heaven for our investors. Its working class neighborhoods with great rentals, including both section 8 and regular long-term tenants. Its the place that houses the most Bahamians and British West Indians in the U.S. There are 120 single family residence listings on MLX at this time with the most expensive one being $599,000, a 3879 SQFT living space mansion with a fireplace and a Miami country club golf court view. On the low end is an unapproved shortsale for $69,000 in Myrtle grove located at 17301 NW 29th Place. This 1234 SQFT 3/1 is a steal!

Historically, there are not too many condominiums in Miami Gardens, mostly townhomes. There are 59 total listings with the highest at $299,000 with a quaint lakefront, two car garage, 1474 SQFT corner unit at the Seville Place to a first floor Ro-mont South 55+ condo with no rental restrictions condo for $40,000 at 135 NE 202 Terrace.

The Calder casino is located in MG and has made its history holding the world record when an adjacent horse race track sold a two-year-old thoroughbred for $16,000,000 in 2006. That track is being demolished, but the casino will stay. The newly improved Sunlife stadium, home of Miami Dolphins, seats 65,326 and now offers 92% of the fans seats in the shade! There is definitely constant competition going between investors for the best deals in this town.
