Investors beware: the city of North Miami Beach, just like in North Miami requires an occupancy certification which possibly means that if you are buying a 3/2 ( three bed three bath) and on their record it is 2/1 ( two bed two bath) you might need to do some extensive work. We do our best to notify our clients about possible pitfalls and majority of our deals are free and clear unless specifically stipulated, and we will remind you about the certificate before going into the deal to make sure we create a win/win strategy.
